A. In exchange for good and clear title evidenced by Warranty Deed to that right, title and interest in
that certain real property situated in _______ County, _______, and described as follows:

the undersigned Buyers, _____________, promise to pay to Seller, Arizona Mountain Properties, or order,
at place so designated by Seller, the principal sum of __________ dollars ($______), payable as follows:
1. A down payment of ____________ dollars ($___).
2. __________________________ dollars ($______),
(a) payable in regular monthly installments of ________________ dollars ($___), on or before the 1st
day of each month beginning on ____ day of ______, 20__, and
(b) continuing each month thereafter until the principal balance has been paid in full, together with
interest on the unpaid principal balance at the rate of __% (percent) per annum from ____ day of ______,
20__.
(c) such interest to be included and to be first deducted from said monthly installment and the balance
applied upon the principal
(d) Buyers shall be responsible for property taxes for which they will be billed annually.
PROVIDED, HOWEVER, if not sooner paid, the entire unpaid principal balance, together with accrued
interest, shall be all due and payable on or before the ____ day of ______, 20__.
If any payment is at least 10 calendar days past due, a late charge in the amount of $25.00 will become due.
If a late charge is due and is not paid, the payment shall be applied first to fees, if any, then to late charges
and/or penalties, then to interest and the balance, if any, to principal.
In addition to any late fees called for, if payment(s) is at least 30 days past due, then the principal balance
shall bear interest at a default rate of 5 % over the interest rate as stated herein. Said default rate shall
begin on the 31st day following the due date of the payment(s) until payment(s) is brought current. Said
default interest penalty is to be paid at the time of reinstatement.
Principal and interest is payable in the lawful money of the United States of America.
Default Remedies
1. Should default of 60 days or more be made in the payment of principal and interest thereon, as
above provided, then in any such event the Seller may, in addition to such other remedies or combination of
remedies Seller may have under law and equity, declare the whole sum of principal and interest immediately
due and payable.
2. Should a default of 90 days be made in the payment of principal and interest thereon, as above
provided, then in any such event the Seller may, in addition to such other remedies or combination of
remedies Seller may have under law and equity, declare the sale rescinded and all monies paid forfeit.
B. The Seller will prepare and provide Buyers with copies of above mentioned Warranty Deed and
Affidavit of Property Value which the will be held in trust until full payment is completed, at which time the
Seller will record both with the ______ County Recorders Office, making the Buyers the full owners of record.
C. This agreement may not be changed orally, but only by an agreement in writing and signed by the
party against whom enforcement of any waiver, change, or modification or discharge is sought.
The makers and endorsers hereof severally waive diligence, demand, presentment for payment and protest,
and consent to the extension of time of payment of this agreement, without notice.
